AGE REQUIREMENT - Responsible lease holders must be at least 18 years of age. Anyone residing in the apartment 18 years or older must fill out a separate application and may not have a rental debt and must pass criminal. Married couples with the same last name may submit a single application.
OCCUPANCY STANDARDS - A maximum of two persons per bedroom. Infant under the age of 12 months will be accepted in a one bedroom with two adults.
INCOME - Monthly combined gross income must be three (3) times the monthly rent. Verification will require current pay stubs, tax returns, bank statements and/or verification through employer. Applicant will be denied if source of income can not be verified. Roommates must qualify individually in all areas except income. Each roommate must qualify for their own percentage of the monthly rent amount.
RENTAL HISTORY - Applicant(s) must have satisfactory rental history or proof of home ownership. Any eviction will result in denial. Any debt owed to current or past landlord will result in denial unless proof of full payment can be provided.
CREDIT HISTORY - Existing credit must be at least 60% positive per applicant during the last 24 months. Negative credit accounts specified under medical or student loan categories will not be included in overall credit determination.
CRIMINAL HISTORY –Any felony and some misdemeanors for theft of property, violence, drug violations, injury to persons, damage to property, or sexual offenses, even if currently serving deferred adjudication, convicted or case pending will result in denial.
